We provide a public-records search report: the same kind of underlying data a title company reviews before issuing a commitment. HeritageDeed does not issue title insurance or legal opinions. Use the report for due diligence before you engage a title company or attorney.

The report is a research tool compiled from public records. It is not a certified abstract of title, an attorney's opinion or title insurance. Anything you plan to rely on for a closing or a legal proceeding should be confirmed by a licensed title professional against the official records cited in the report.

Every report lists each source we searched and whether it responded. If a source was down when your report ran, email us with your order ID and we'll re-run it at no charge once the source is back.

Most reports are generated within minutes. A slow or temporarily unavailable county source can make it take longer; the order page shows live progress. If we can't deliver your report within 24 hours, you can ask for a full refund.

Yes. Commercial parcels are searched the same way, which makes the report a quick preliminary check before you commit to full title work.

We query official government sources directly (in New York City, for example, ACRIS, HPD, DOB and NY eCourts) rather than third-party aggregators, and the report reflects those records as of your order. Public records can contain errors or lag recent filings, and name-based court matches can include false positives for common names, so verify anything material.
